Investment manager Downing continues to be highly active in the elderly residential care market, supporting long-term partner Care Concern with three acquisitions. Having completed on the acquisition of a high-quality new-build care home near Edinburgh in August, Downing has recently supported the acquisition of two development sites in the South of England. Once complete, the sites will deliver 145 new beds, helping to address the national shortfall in care provision for an ageing population.

Alongside the new deployment, Downing also completed the successful sale of a specialist care home in Scotland, with the asset acquired by a leading global real estate investor.

Edmund Motley, Investment Director at Downing, said:

““We are delighted to continue supporting Care Concern as it grows its portfolio of high-quality care homes. These acquisitions reflect our conviction in the elderly care sector, where demand for modern, purpose-built capacity continues to outstrip supply, and we look forward to working with the team to bring these new homes to their communities.”

David Martin Smith, Managing Director at Care Concern, said:

“The UK continues to face a significant shortage of quality elderly care accommodation, and these latest acquisitions will help us bring much-needed new capacity to market, supporting older people, their families and the wider health and social care system. With the support of Downing, we look forward to developing and operating high-quality care homes that deliver excellent outcomes for residents and become valued parts of their local communities."

The Downing deal team also comprised Fei Xie, Associate Director, and Elisabeth Harnden, Investment Manager.

Torsten Mack, Investment Director at Downing, said:

"We are proud to support this exceptional management team, whose strong track record positions them well to build a new business in dementia care. This needs-based sector is underpinned by a lack of quality supply and we are investing in Fortava Healthcare to set and deliver high standards, and to help make a difference."

Johann van Zyl, CEO at Fortava, added:

"I’m thrilled to be working with Jamie, as we share the same values. We plan to grow Fortava into a leading provider of dementia care over the next five to seven years. But growth isn’t our primary focus—our goal is to deliver outstanding care and foster a joyful, supportive environment for both residents and staff. We’re delighted to be partnering with Downing who also share our values and we look forward to this journey with them."

Jamie Stuart, CFO at Fortava, commented:

“For me, it's about being more than just another care home provider. While dementia care in the UK is generally of a good standard, we want to set ourselves apart with a fresh approach. That’s why, after over 25 years in banking, I chose to partner with Johann and Downing on this venture.”
